Yes. CebuLandMarket is a property listing platform based in Cebu, Philippines. We verify all property documents before any listing goes live. We only publish listings with clean and complete paperwork to protect both buyers and sellers.
No. Browsing listings and contacting sellers is completely free. CebuLandMarket does not charge buyers any fees. The only costs are the standard transaction costs (taxes, notarial fees, transfer fees) which are part of any normal property purchase.
Yes. Our team reviews the property documents (title, tax declaration, etc.) before publishing any listing. Properties with incomplete or problematic documents are not approved. However, we always recommend that buyers do their own due diligence before purchasing.
Contact the seller directly using the contact buttons on the listing page (Viber, WhatsApp, or phone), or fill out the inquiry form and we'll connect you with the seller. The property owner will schedule a viewing with you.
Yes. The listed price is the seller's asking price. You are free to negotiate directly with the seller. CebuLandMarket does not interfere with price negotiations between buyers and sellers.
There is a one-time listing fee of ₱500 via GCash. Your listing stays active until your property is sold — no monthly fees or renewals. If your listing is not approved after document review, the ₱500 is fully refunded.
At minimum, you need a Transfer Certificate of Title (TCT) or Tax Declaration, plus a valid government ID. Having complete and clean documents speeds up the approval process. Properties with ongoing legal issues, missing documents, or complicated ownership will not be approved.
After submitting your listing and paying the ₱500 fee, our team reviews your documents within 24-48 hours. If everything is in order, your listing goes live immediately after approval.
If your property does not pass our document verification, your ₱500 listing fee is fully refunded via GCash. We will inform you of the reason for non-approval so you can fix the issue and resubmit if you wish.
Yes. As the property owner, you are responsible for showing the property to interested buyers. When a buyer contacts you through the listing, please respond promptly and arrange a convenient viewing time.
The ₱50,000 covers our processor's service fee for handling all the paperwork — from deed of sale up to title transfer. Government fees, taxes, notarial fees, and other charges required during the process are separate and are the obligation of the seller and buyer as agreed upon. This service is optional. We also offer expedited processing if you need it done faster, with an additional fee depending on the timeline.
