Is CebuLandMarket legit?
Yes. CebuLandMarket is a property listing platform based in Cebu, Philippines. We review all property documents before any listing goes live. We only publish listings with clean and complete paperwork to protect both buyers and sellers. Note: Our document review is not a legal certification — we always recommend buyers do their own due diligence.
Do I need to pay anything as a buyer?
No. Browsing listings and contacting sellers is completely free. The only costs are the standard transaction costs (taxes, notarial fees, transfer fees) which are part of any normal property purchase.
Are the listings verified?
Our team reviews the property documents (title, tax declaration, etc.) before publishing any listing. Properties with incomplete or problematic documents are not approved. This is a basic document review, not a legal guarantee. We always recommend that buyers do their own due diligence before purchasing.
How do I view a property?
Send a message through the contact buttons on the listing page. We'll forward your inquiry to the property owner, and they will personally show you the property and walk you through the land.
Can I negotiate the price?
Yes. The listed price is the seller's asking price. If you're interested in negotiating, reach out through the contact buttons and deal directly with the property owner.
For Sellers
How much does it cost to list my property?
₱100 bayad para i-check sa among team ang papers sa imong property. Your listing stays active until your property is sold — no monthly fees or renewals. Kung lisod ang documents o dili ma-approve, i-refund ang ₱100.
What documents do I need?
At minimum, you need a Transfer Certificate of Title (TCT) or Tax Declaration, plus a valid government ID. Having complete and clean documents speeds up the approval process. Properties with ongoing legal issues, missing documents, or complicated ownership will not be approved.
How long before my listing goes live?
After submitting your listing and paying the ₱100 (bayad para i-check ang papers), our team reviews your documents within 24-48 hours. If everything is in order, your listing goes live immediately after approval.
What if my listing is not approved?
Kung lisod ang documents o dili ma-approve, i-refund ang ₱100 via GCash. We will inform you of the reason so you can fix the issue and resubmit if you wish.
Do I need to show the property to buyers myself?
Yes. When a buyer is interested, they send an inquiry through the platform. We forward it to you, and you arrange the viewing directly with the buyer. All you need to do is be available and show the buyer around your land.
What does the ₱50,000 processor fee cover?
The ₱50,000 covers our processor's service fee for handling all the paperwork — from deed of sale up to title transfer. Government fees, taxes, notarial fees, and other charges required during the process are separate and are the obligation of the seller and buyer as agreed upon. This service is optional.
