Before You Start

Please read and agree to the following terms before submitting your property listing.

Listing Fee: ₱500

A one-time listing fee of ₱500 is required to publish your property on CebuLandMarket. Your listing stays active until your property is sold.

If your listing does not pass our document verification, your ₱500 will be fully refunded.

1% Platform Fee

We add 1% from your asking price in the listing. There's nothing deducted from your asking price — you still receive the full amount you set.

Upon successful sale, the 1% platform fee must be remitted to CebuLandMarket via GCash within 7 days of closing the transaction. By listing your property, you agree to this obligation.

Property Viewing

As the property owner, you are responsible for showing the property to interested buyers. When a buyer contacts you through the listing, please:

  • Respond promptly and professionally
  • Schedule a convenient time for the viewing
  • Prepare relevant documents (title, tax dec, etc.) to show the buyer
  • Be honest about the property's condition and boundaries

Seller Agreement

By clicking "I Agree" below, you agree to the following:

  • The listing price displayed on the website includes CebuLandMarket's 1% service fee
  • Upon successful sale, I will remit the 1% platform fee via GCash to CebuLandMarket within 7 days
  • I will not redirect buyers to transact outside the listed price to avoid the platform fee
  • I am responsible for showing the property to interested buyers
  • All information I provide is true and accurate

Failure to remit the 1% fee after a confirmed sale may result in removal from the platform and legal action.

Title & Paperwork Processing (Optional)

We have a dedicated processor who can handle title transfer and paperwork for ₱50,000 per property, paid directly to the processor. If you can process the paperwork yourself, you're free to do it on your own.

Document Verification

Our team will review your property documents before your listing goes live. Properties with clean, complete paperwork get approved within 24-48 hours. Incomplete or complicated documents will not be approved, and your ₱500 will be refunded.

Transaction Costs

All other costs (taxes, notarial fees, transfer fees, etc.) are handled between the buyer and seller — same as any normal property transaction.
