Every approved listing gets its own dedicated page — a property story that shares what makes your land special. Your vision, your memories, what makes the land special. We share it so the right buyer can see what you see.

Selling isn't giving up on a dream. It's sharing it with someone who'll carry it forward.

Listing Fee: ₱100

₱100 bayad para i-check sa among team ang papers sa imong property. Your listing stays active until your property is sold.

Kung lisod ang documents o dili ma-approve, i-refund ang ₱100. No hassle, no risk.

By listing your property on CebuLandMarket, I agree that:

  1. CebuLandMarket charges a 1% platform fee — only after a successful sale. No upfront costs beyond the listing fee, no hidden charges. The 1% fee applies to my listing (either added on top or included in my price, based on my selection).
    Ang CebuLandMarket mo-charge ug 1% platform fee — pagkahuman ra sa successful nga pagbaligya. Walay gasto gawas sa listing fee, walay tinago nga bayad.
  2. If selling per cut, the 1% fee applies to each cut/transaction.
    Kung per cut ang pagbaligya, ang 1% fee mo-apply sa matag cut/transaction.
  3. Upon successful sale, I will remit the 1% platform fee via GCash to CebuLandMarket within 7 days.
    Kung makabaligya na, i-padala ang 1% platform fee pinaagi sa GCash ngadto sa CebuLandMarket sulod sa 7 ka adlaw.
  4. I will provide my digital signature to confirm this agreement.
    Maghatag ko ug digital signature para makumpirma kini nga kasabutan.
  5. I will NOT redirect buyers to transact outside the listed price to avoid the platform fee.
    DILI ko mag-redirect sa mga buyer nga mag-transact gawas sa listed price para malikayan ang platform fee.
  6. I will be responsive when buyers inquire about my property through the platform.
    Mag-tubag dayon ko kung dunay buyer nga mag-inquire bahin sa akong property.
  7. I will show the property to interested buyers and arrange viewings directly with them.
    Ipakita nako ang property sa mga interesado nga buyer ug mag-arrange ug viewing.
  8. All information I provide is true and accurate.
    Tanan nga impormasyon nga akong gihatag kay tinuod ug husto.

Failure to remit the 1% fee after a confirmed sale may result in removal from the platform and legal action.

Kung dili mo-bayad sa 1% fee pagkahuman sa confirmed sale, pwede ka matangtang sa platform ug mahimong adunay legal action.

Title & Paperwork Processing (Optional)

We have a dedicated processor who can handle the title transfer and all necessary paperwork for your property transaction. This includes title transfer, deed of sale, tax declarations, and other documents needed to complete the sale.

The processing fee is ₱50,000 per property, paid by the seller directly to the processor. This covers the processor's service only — running all the paperwork from deed of sale up to title transfer. Government fees, taxes, notarial fees, and other charges required during the process are separate and are the obligation of the seller and buyer as agreed upon.

This service is optional — if you already know how to process the paperwork yourself, you're free to do it on your own. But if you want a hassle-free experience, our processor is here to help.

Document Verification (Due Diligence)

We take document verification seriously. Our team reviews all property papers before any listing goes live. This protects buyers and keeps our platform trustworthy. Properties with clean, straightforward paperwork get approved within 24-48 hours.

If your documents are incomplete, complicated, or have unresolved issues, we will not approve the listing and your ₱100 listing fee will be fully refunded. No hassle, no risk.

Transaction Costs

All other costs (taxes, notarial fees, transfer fees, etc.) are handled between the buyer and seller — same as any normal property transaction.
