A one-time listing fee of ₱500 is required to publish your property on CebuLandMarket. Your listing stays active until your property is sold.
If your listing does not pass our document verification, your ₱500 will be fully refunded.
We add 1% from your asking price in the listing. There's nothing deducted from your asking price — you still receive the full amount you set.
Upon successful sale, the 1% platform fee must be remitted to CebuLandMarket via GCash within 7 days of closing the transaction. By listing your property, you agree to this obligation.
As the property owner, you are responsible for showing the property to interested buyers. When a buyer contacts you through the listing, please:

Failure to remit the 1% fee after a confirmed sale may result in removal from the platform and legal action.
We have a dedicated processor who can handle title transfer and paperwork for ₱50,000 per property, paid directly to the processor. If you can process the paperwork yourself, you're free to do it on your own.
Our team will review your property documents before your listing goes live. Properties with clean, complete paperwork get approved within 24-48 hours. Incomplete or complicated documents will not be approved, and your ₱500 will be refunded.
All other costs (taxes, notarial fees, transfer fees, etc.) are handled between the buyer and seller — same as any normal property transaction.
