Is CebuRentMarket legit?
Yes. CebuRentMarket is a rental listing platform based in Cebu, Philippines, operated by CebuLandMarket Property Services (DTI Reg. No. 7923972). We verify all rental properties before any listing goes live. We only publish listings with verified ownership and legitimate details to protect both landlords and tenants. Note: Our verification is not a legal certification — we always recommend tenants visit the property in person.
Do I pay anything as a tenant?
No. Browsing rental listings and contacting landlords is completely free. The only costs are the standard rental costs (security deposit, advance rent, etc.) which are part of any normal rental agreement between you and the landlord.
Are listings verified?
Yes. Our team verifies property ownership, checks that the property exists, reviews photos for authenticity, and confirms lease terms before publishing any listing. Properties with incomplete information or unverified ownership are not approved. This is a basic verification, not a legal guarantee. We always recommend tenants visit the property in person before signing any rental agreement.
How do I view a property?
Send a message through the contact buttons on the listing page. We'll connect you with the property owner, and they will personally show you the property and walk you through the space.
Can I negotiate the rent?
Yes. The listed price is the landlord's asking rent. If you're interested in negotiating, reach out through the contact buttons and discuss directly with the property owner. All rental terms are between you and the landlord.

How much does it cost to list my rental?
Listing your rental property on CebuRentMarket is completely FREE. There is no listing fee. We only charge a one-time platform fee when a tenant is successfully placed through our platform:

What documents do I need?
You need proof of property ownership (land title, condo certificate, or lease agreement if subletting is allowed), a valid government ID, and clear photos of the rental property. Having complete documentation speeds up the approval process. Properties with unclear ownership or missing documents will not be approved.
How long before my listing goes live?
After submitting your rental listing, our team reviews and verifies the property within 24-48 hours. If everything checks out, your listing goes live immediately after approval.
What if my listing is not approved?
If your rental property does not pass our verification process, we will inform you of the reason so you can fix the issue and resubmit. Since listing is free, there is nothing to refund.
Do I need to show the property to tenants myself?
Yes. When a tenant is interested, they send an inquiry through the platform. We forward it to you, and you arrange the viewing directly with the tenant. All you need to do is be available and show the tenant around the property.
What fee does CebuRentMarket charge?
We charge a one-time platform fee paid by the landlord when a tenant is successfully placed. The fee depends on the monthly rent: ₱1,000 (under ₱10k/mo), ₱3,000 (₱10k-₱25k/mo), ₱5,000 (₱25k-₱50k/mo), or ₱8,000 (above ₱50k/mo). Listing is free. Browsing is free. Tenants pay nothing. The landlord pays via GCash before we connect them with the interested tenant.

No. CebuRentMarket is an online listing platform that connects landlords with potential tenants. We are not a real estate broker or agent. We do not negotiate deals, represent either party, or handle transactions. All rental agreements are between the landlord and tenant directly. We verify properties for completeness before publishing — this is not a legal certification.
